Commercial real estate deal sealed by long friendship

Real estate brokerage is a relationship business. For Tere Blanca, a relationship dating back to her college days helped her new firm land its second major commercial project.

Blanca Commercial Real Estate, a firm Blanca started in April after she left Cushman & Wakefield of Florida, is now the exclusive leasing agent for Shoma Group’s Doral office tower One Park Square.

Blanca and Shoma Group president Masoud Shoajee were classmates at the University of Miami. Blanca received a master’s degree in 1983; while Shoajee earned a master’s in 1985.

One Park Square is a Class A 281,000-square-foot office building that is part of a 51-acre mixed-use development including retail, hotel and multifamily properties. Oak Hill Advisors principal Darryl Robinson will assist Blanca in leasing and marketing One Park Square.

Blanca and Shoajee declined to comment about the deal.

Leasing of One Park Square had been handled by Cushman & Wakefield’s Diana Parker and Maggie Kurtz. Parker said in an e-mail Friday morning the leasing agreement with Cushman expired on July 31. She cited the decades-long ties between Blanca and Shoajee as the key reason why One Park Square ended up with Blanca.

“Having known one another since college, we respect the owner’s long-standing relationship with the new broker on board,” Parker wrote. “Our working relationship remains [intact] with the owner as he asked us to continue representing him in his two other office buildings in Miami.”

Blanca is also handling leasing at Miami Class A office tower 1450 Brickell for developer Alan Ojeda. The 586,000-square-foot tower is scheduled for completion in the first quarter of 2010.
