From Goldman to Griffin: Wynwood’s Future Takes Shape

Real estate visionary Tony Goldman saw possibility in Wynwood’s warehouses. Investor and philanthropist Ken Griffin sees it in the classrooms and research labs that could soon rise nearby.

Nearly two decades after Goldman launched Wynwood Walls, helping to turn an industrial neighborhood into an international arts and lifestyle destination, Griffin’s $2 billion investment in a new Carnegie Mellon University campus is poised to define the area’s next chapter.

The proposed 35-acre campus, which is set to enroll students beginning in 2028, would introduce a powerful new economic, academic, and research anchor in the heart of Miami. With an influx of students, faculty and researchers will bring new demand for housing, workplaces, restaurants and services, while creating opportunities for businesses seeking access to talent.

Carnegie Mellon is arriving amid a broader wave of investment that will help transform Wynwood from a street art haven into a more mature neighborhood.

There are plans for commuter rail service in the area that will improve connectivity with Downtown Miami and points north. A new hotel, The Cloud One, will capture tourism activity. And nearby, The Ursa office building – a new development by BH3 Management and Miami Design District Associates – will introduce Class A office space for companies gravitating to Miami from around the world.

These investments will unfold over the next five to 20 years, resulting in an increasingly connected neighborhood where education, commerce and culture intersect. A university can help businesses recruit. New offices can give graduates reasons to stay. Hotels and restaurants can serve a growing community year-round.

Wynwood was developed as an industrial zone; realizing its potential will require continued investment in walkability, green space, infrastructure, resiliency, and quality of life improvements.

Tony Goldman gave people a reason to visit Wynwood. Ken Griffin is giving them a reason to build their futures here. And the impact of that investment will stretch far beyond campus.
