In Clearwater alone, home values have surged 67% over the past five years, reflecting rising demand for high-end coastal living beyond South Florida. 

Viceroy Residences Clearwater Beach, developed by U.S. Development and BH3 Management, is introducing the globally recognized Viceroy brand to Florida’s Gulf Coast. The 86-residence beachfront enclave will feature a private beach club and resort-style amenities, marking Clearwater Beach’s first new luxury condominium development in more than a decade. As demand continues to rise among affluent buyers seeking waterfront living with hospitality-driven amenities, the project represents a major milestone in the evolution of the Gulf Coast luxury market. 

“Viceroy Residences Clearwater Beach will redefine Gulf-front living in the region, setting a new standard of luxury yet to exist in Clearwater Beach,” said John Farina, CEO of U.S. Development. “We’re bringing something completely unique to the market as there’s been virtually no new development on the waterfront delivered in Clearwater Beach in the last 15 years.”

Several additional high-profile developments across the Tampa Bay region further reflect the Gulf Coast’s growing appeal among luxury buyers and global hospitality brands. 

In Downtown Tampa, Four Seasons Residences Tampa will rise 26 stories within the city’s transformative Water Street District, delivering 94 luxury residences paired with the brand’s renowned service and hotel-style amenities. Nearby in St. Petersburg, Waldorf Astoria Residences is planned as a 50-story waterfront landmark that will introduce the brand’s refined design, curated amenities, and panoramic views to the rapidly growing Gulf region. 

As residents, businesses, and capital continue flowing into Florida, the Gulf Coast is quickly establishing itself as the state’s next luxury real estate frontier. With global hospitality brands entering the market and demand for high-end coastal living on the rise, Tampa Bay and its surrounding communities are poised to become an increasingly influential player in Florida’s evolving luxury landscape.
